| Over the last few years, the Chinese real estate industry has come through globalfinancial crisis and the toughest macro policy regulation, which have tremendousnegative impacts on real estate industry. Although the real estate market recoversgradually, market competition becomes more intense and normative. Under suchcircumstance, to gain stable profit, property companies should follow the consumer ontheir preference and provide marketable houses through accurate project orientation.In addition, property companies should apply fine management to reducedevelopment cost and controlling expenditures.The quality of the project cost management is one of the key factors contributingto the survival and development of real estate companies. It also affects theconstruction of cost management and the execution process of cost controlling system.How to benefit from cost management and how to promote the sustained and healthydevelopment of real estate companies? Base on this purpose, this paper studied thewhole process of project cost management in real estate industry.This paper analyzes the development and the main problems of project costcontrol in the domestic residential real estate project. We provide the solutions for theconstruction of cost management system and the project execution process. In theaspect of construction of cost management, we emphasize the consciousness ofresponsibility for cost control and the execution process. Also the establishment ofcost system is an important guarantee for cost control. In the aspect of projectexecution process, we discuss the pattern of target cost orientation methodology, themanagements during the project, which used to control project costs and ensure theproject profitability. In accordance with project management practice, we then providea typical case analysis on the real estate project cost controlling, so that the propertycompanies can find the clear advantages of the project cost managementmethodology. |
