Quality and the price of the project are the successful key for the real estateenterprise.The pursuit of profit maximization is the ultimate goal of every developer. Thecost control of the project is the very important work in a project implementation processwhich passes through to the entire process. It is necessary to take the cost control, practicallyraise the cost management level in the purpose of obtaining good economic efficiency.The cost control of the development project is the research object of this paper. Thepresent situation of cost control is analyzed with real estate project development process as aclue firstly. Then through the collection of the project cost control information, the cost of realestate development project elements are analyzed and studied. The entire process cost controlis consummated by analyzing the element factors cost on the basis of a lot of examples ofcost control.The entire process of cost control includes the phases of land buying, thedecision-making, the designing, the bids, the construction and the complete, etc..In thepreliminary policy-making stage, choosing the project plan and completing the investmentestimate correctly should be paid attention. In the design stage, quota design should be made,and construction drawing budget should be controlled in budgetary estimation. In theconstruction stage, the cost control key point is controlling design change and the resiliencevisa and dealing with sues for damages, as well as engineering funds payment. In completionstage, completion approves and setting accounts is the key of cost control.Finally, the importance of the whole process of cost control is demonstrated through thewhole process of cost control theories’ application in Wancheng real estate projects.Wancheng’ objective of the project cost is206million yuan. After applying the whole processof control theory, final completion of the project is180million yuan. The amount of savingsis over20million yuan, more than10%of the target cost savings. And good economicbenefits have been achieved. This paper demonstrates the importance of the whole process ofcost control and practical significance and help real estate companies to achieve competitiveadvantage in the market, and get economic benefits provided a theoretical basis and thespecific implementation method.
