This article is aiming at writing a business plan for the H Company’s S IndustrialLogistics Park Project. H Company is a diversified medium-sized state-owned enterprise,whose main businesses include real estate development, property management, hotelmanagement, import and export trade, etc. In recent years, with the increase of the country’smacroeconomic regulation and control over the real estate, profit margins of residentialproperties are shrinking, while risks are increasing. The real estate market investors areactively looking for a variety of new investment opportunities and even try to transform. Inthis situation, H Company adjusts its investment strategy in a timely manner: getting awayfrom the residential real estate development, and get into the logistics real estate.According to the real estate development project feasibility study and economicevaluation theory, and combining with the relevant references and research data at home andabroad as well as the work experience of this author’s, this article studies the feasibility of SIndustrial Logistics Park Project, whose main content includes: the analysis of the project’smarket environment and competition; market positioning and sales strategy, project operation,financial planning and evaluation, etc. The goal of this research on the one hand is to provideinvestment information to relevant creditors so that they can complete the fund procurementfor the project more effectively; while on the other hand to provide decision-making basis forH company S Industrial Logistics Park Project.This article analyzes the project mainly from the following three aspects:(1) the marketenvironment and competitive analysis, including external environment, market demand andproject SWOT analysis.(2) the project operation, product positioning and marketingstrategies.(3) project investment estimation and economic benefit analysis. By analyzing theeconomic benefits of the project, including evaluating the project input and forecasting theproject revenue, further analysis of the risks can be made and prevention measures can be putforward.Market analysis shows that in recent years, economic performance of the the ZHUHAImunicipal is robust, and the real estate market is in great demand. Since H Company hascompetitive strengths in the local market, therefore, as long as proper market developmentstrategy is made; weaknesses and risks are avoided; and through accurate positioning to pushout products in a phased manner, while adjusting marketing strategies timely, this project hashigh feasibility. Certainly, risks of various kinds including operational, marketing and politicalmight be met, but through effective control and management, these risks can be reduced. Thus, to sum up, S Industrial Logistics Park Project is prospective with high economic benefits,while risks are moderate.The significance of this study lies in the project development process and the analysis ofproject financing. On the one hand, through the analysis of the project development process,blindness decisions can be avoided; project positioning is clear, reasonable technicalarrangement and accurate budget funds are made, and can speed up the utilization ofenterprise funds. This not only has positive significance for the development of S project, butalso has reference value to similar real estate development projects. On the other hand, byanalyzing the implementation feasibility of this project financing, the financingimplementation models and strategies of the similar kinds of real estate projects are discussed,which can also be referenced by similar real estate projects.
