As the housing distribution policy was abolished in1990s, thecommercial residential buildings were springing up all over the market. Thenhousing price zoomed up and the houses with a sky-high price can be foundeverywhere. In2014, under the conditions of the big depression of realityindustry and sales price downing, but the prices of residence housing inTaiyuan were continued rising. And the average selling price has brokenthrough¥7000/㎡what disappointed many customers. It’s the reason why theresearch of residential housing price of Taiyuan is meaningful both on theoryand reality.The marketization of reality industry abroad has been started early,possessed with high levels of maturity and perfect data information. Thus,foreign scholars always use character price theory to research residentialreality industry and have received significant results. For our country, themarketization of real estate was relatively lagged behind and tried to find outways. Currently, scholars at home have also received significant results onmarket supply demand relations, dwelling cost, but relatively less on residential character price. The target of this passage is to introduce characterprice theory into the residential market of Taiyuan to seek the model whichcould conform to the residential market of Taiyuan.In this article we draw support from the model of characteristic pricetheory and put residential market of Taiyuan as the research subject. Inaddition, we collected108housing data from six urban areas from2011-2014.Data include ten variable quantity of the areas of houses, plot ratio, conditionsof afforestation, property management fee, parking spaces, opening quotation,modes of transportation, schools, relative solutions about life, number ofstories. Furthermore, we use poly-basic linearity regression analysis tomanipulate data and screen characteristic variable quantity which have greateffect and finally confirm the price equation of residential characteristic priceof Taiyuan. From the characteristic equation, we can know that areas, plotratio, stories and property management fees have more effects on prices, whichalso conform to the development of human beings, in other words, relativefacilities could be consummated after people living together. Developers couldearn money only through changing their ideas to construct high-qualityhouses.Because we didn’t have many time and ways to gain data and thereisn’t completed data base at home, we have to search data from investigationon spot and internet, which limited the scope of empirical study and theaccuracy of research results.
