Study On Purchase Management Of Real Estate Projects Under Whole Process Management

With the progress of new real estate policies and the improvement of people’sliving standards, clients’ requirements on housing standards are also increasing. Highquality housing depends on architectural design, building materials and constructionstandards, etc. Since procurement management is the first procedure of constructionquality control, how to pick the contractor and the choice of building materials willgreatly affect the quality and cost of construction. Effective procurement managementis the key to a successful real estate project, and it plays a leading role in promotingthe normalization and standardization of real estate. The quality and efficiency ofprocurement largely determine the value and competitiveness of the final product ofthe real estate.The article will use the whole process project management theory to analyze andresearch the procurement of real estate projects, trying to break the traditionalprocurement management model. Each management functions such as organization,schedule, quality, contract and cost management should be in accordance to the design,construction, operation and maintenance of the whole process. Through the analysisof the characteristics and difficulties of each process management, the article willprovide effective management measures and methods, and will organically integratethe work of the entire project management system to create a scientific and effectiveprocurement management system.The article will also discuss the theories and will analyze a case around thewhole process procurement management. By using WBS method, AHP, responsibilityassignment matrix, critical path method, the cost efficiency analysis and other specificmanagement tools, we will find the problems existed in the case, and then find thereasons of the problems and suggestions to eventually get the results and conclusionsof the article is looking for.
