With the status of financing becoming worse, the threat of the bank’s debt islooming under current policy, and the size of real estate developers’ oversea bond islarger. As we look into the real estate company, the sales of which varies. The pricecontinues to rise in most regions. Part of the real estate develops’ inventory hasdecreased, and the discounted sales way has led to the operational cash in bettercondition.Under the current macroscopic background, the problem concerning the realestate developing is just the problem that many develops are faced with. The problemsabout which direction the macroscopic economy will go for, what the customers’ realdemand lies in, and how to combine the marketing and developing better, are vital tothe development of the enterprise, and they are also the questions that the real estateindustry needs to solve. The article focus on the following questions: the first one is toanalyze the market demand considering the industry background; the second is todiscuss how to satisfy the change of customer demands in long developing period; thethird one is about the adjustment of the development pace considering the marketchanges to reach the maximum profit; the last one is about how to adjust theself-management rules. This research firstly probes into the theory of real estateproject developing, then discusses the risk that exists in the project. When discussingthe urban macro examination in Shenzhen, take the analysis from four angles: theoverall economic trend, urban development plan, traffic condition and the marketenvironment in Longgang District, Shenzhen. The last part of the research centers onthe corporate strategy analysis of Yian Group, which includes the operational strategy,competitive strategy, financing strategy and developing mode. As to the project’sspecific developing tactics, the Group needs to take the project’s implementation andconstruction condition into consideration. The research ends with the summary of theentire project and some suggestions about it. Via this research, getting the entire glimpse of the Yian Group’s developing project Longgang District cannot be verydifficult.
