| The tourism real estate development, arising in20th century, is a kind of realestate development activity relaying on tourism resource, which combines vacation,leisure, residential, commercial, service and other function. Comparing to generalresidential development, the tourism real estate development has the characteristics ofhigher relevance, sensitivity and quality requirements, and develops rapidly alongwith current booming tourism industry and diversification of regional development.However, according to existing development experience, the lacking of detailedconsideration of market and environment, directly leads to the unreasonable judgmentto development intensity and affects the sustainability of the tourism real estate.Therefore, the rational control and induction of development, the clear job contentand ideas become the focus of academic attention in recent years.Mount Emei Huangwan reception area belongs to the tourism real estate forvacation and reception, the development intensity of which directly determines theinteraction between environments and building activities, and reflects the receptioncapacity of the entire scenic spot. It is an important part of perfecting tourism servicesystem of Mount Emei scenic. Therefore, the control of development intensity toreception area itself or entire area has a positive and practical significance.Combining practical projects, taking appropriate set of environmental and sustainabledevelopment concept as a strategic background, the control system of developmentintensity of the tourism real estate is explored and the control ideas, contents, andmethods are arranged in the study.After a certain of work accumulation and theoretical study, combining thecontrol system of the development intensity of general urban with scenic planning,scenic controlling detailed planning, and the characteristics of the tourism real estate,a system was set up from the organizational structure, content extension, applicablerequirement three aspects, which is scientifically and rationally used to control the development intensity of the tourism real estate. Specific emphasis on the hierarchyof "macro-meso-micro" during the deployment procession, in each layer settingdifferent control goals and contents and choosing feasible research methods,integrating with planning requirements and the sustainable development of economicand environment, refining the control objectives one by one, ensure the clarity andapplicability of the entire system. The evaluation results of development intensitylevel partition are obtained through exploring the system, which determine thespecific control indicators of the plots, and based on which the proposal ofmanagement and operating was delivered. Although the entire research process hassome imperfections, but the results achieved is significant to collect tourism realestate development-related knowledge, ensure development quality and rational landuse and guide tourism real estate development and planning. I believe that with moreexploration and practice, the existing phenomenon of irrational development andgovernance will be eased, and ultimately the good situation of multi-beneficiary andsustainable development will be formed. |
