In the context of unbalanced regional economic development, there are largeregional differences in the development of China’s construction industry. Currently,the construction industry has become the fourth-pillar industry in China, after industry,agriculture and commerce. And promoting the competiveness of China’s constructionindustry is the most effective approach to enhance the regional economicdevelopment. However, these long-standing and increasing differences not onlyinfluence the total productivity of the construction industry and show a ladder-likedistribution, but also hinder effective resource distribution. Therefore, to analyze thechanging trend and influencing mechanism of the construction industry productivitysystematically, comprehensively and scientifically, is beneficial for optimizingindustrial structure, enhancing the competiveness, and promoting the harmoniousdevelopment of the overall productivity of China’s construction industry.The objectives are to put forward a set of systematic methodologies for selectinga productivity index, to develop a TFP change measure for the construction industry,and to conduct an analysis of trend as well as influencing mechanism from spatialperspective. Firstly, the input and output index system of the construction industry isestablished with the cash value added (CVA) and panel data model, and thenproductivity changes of China’s regional construction industry from2001to2011ismeasured with the DEA–Malmquist index. Secondly, the productivity changing trendof China’s regional construction industry in three regions and their interiors isanalyzed from the angles of difference, autocorrelation and convergence. Thirdly, onthe basis of conducting the influencing factors of productivity change, GWR model isapplied to systematically analyze the mechanism of factors to the constructionindustry productivity change, so as to give some measures and suggestions.The results indicate that the differences of China’s construction industryproductivity change are increasing constantly; there are spatial autocorrelation andsignificance patterns of local spatial association in the construction industry TFPchange, which hasn’t formed a stable spatial patter; the construction industry TFPchange in the three regions has convergence effects, and the effects between any tworegions show significant volatility. As for the influencing factors, economic environment, organizational structure and technological level have significant effectson productivity change of the construction industry. And the influencing mechanismof organizational structure in each region is different.
