With the rapid economic development of Tianshui city in recent years, furtherimprovement of the urbanization level, and concentrating population in the urban area,people’s demand for urban land is increasing. Changes of temporal and spatial of urban landprice must be fully understood to ensure the normal and healthy development of urbanmarket, correctly regulate urban land price level and land distribution, and improve theefficiency of urban land price management.Based on three sets of land grading and benchmark land price in urban area ofTianshui (1995,2001and2013), analysis of the characteristics of the level of area of eachland-use type and land price changes during the three times of Tianshui city land grade andbenchmark land price update. On the basis of the analysis of the characteristics, space-timepattern of benchmark land price change was generated by calculating the benchmark landprice rate of the internal structure, and using ArcGIS software to overlay the maps.Considering the real situation of Tianshui urban area,19indicators from the year1995to2012, including social and economic factors, demographic factors, traffic conditions andadministrative policy factors, were selected to reflect the urban development,Then principalcomponent analysis was conducted by using SPSS19.0statistic software.Main drivingfactors which affect land price changes in urban area of Tianshui were derived from theanalysis. Finally, grey correlationanalysis method was used to calculate the influence ofeach factor had on price changes of commercial, residential and industrial land, and togenerate an analysis on their ranking.There are four main conclusions:(1) The rapid social and economic development, along with the development andconsummation of the city construction,from1995to2013,the urban area has beenexpanding,and the benchmark prices of various types of land have been generating asubstantial increase in the urban area of Tianshui as well.(2) The pattern of dynamic change of internal structure ratio in benchmark land priceis among all levels of lands, commercial land prices are the highest, and different land-usetypes benefit different greatly; on a lower level, difference between various types of lands isrelatively smaller; for lands with the same purpose, the price gap between Class I level withincreases from high-level land to low level land; among all types of lands, Class I lands arehave the highest prices, and their price gradually reduce with the lower level. Specifically, the commercial land prices decrease significantly, while the industrial land prices reducerelatively stabler. This indicates that the commercial land prices are more sensitive tolocation.(3) Through the comparisons of the three benchmark land area of each level, it isfound that urban land area grow larger, while land area with high price is increasing, andthe percentage of lower-price area decreases. Also, peripheral urban land prices have amore substantial rise in different location,and the rates of change of land use have adifference among differene locations with different purposes.The changes in land rent leadto more reasonable urban area partitions for different functions.(4) Tianshui City land price changes for each type of land are affected by combinedeffect of various factors.However,driving factors for commercial, residential and industrialland price changes, have their own characteristics. Overall, socioal-economic factors havethe greatest impact on commercial and residential land price changes,followed by trafficconditions; meanwhile, traffic conditions have the biggest impact on industrial land pricechanges.
