The state lifted the Welfare housing system, and fully implemented the commercialization of housing since 1998.Chinese real estate market recovered again ,and through continuous high speed-development in recent ten years, the real estate prices in all locations raised dramatically, this gradually becomes the widespread concern and sensitive hot issue to government, housing developers and even the citizens. Therefore, the scientific analysis of the spatio-temporal evolution rules of land and housing prices and the variation of the mutual influence degree have important practical significance. On the basis of the establishment of land concession and commercial house transactions databases at different times, applying GIS technology and spatial interpolation method, this paper researches the spatio-temporal evolution rules of land and housing prices of the six city propers in Hangzhou, and simulates and depicts the spatial distribution of land and housing prices at different periods by digital elevation model, and then it has a more accurate analysis of the land and the corresponding variation of prices. From the three different levels of macro(the whole city), meso (the six city propers) and micro (corresponding plot), and according to the two routes of time and space analysis, the paper is to conduct a stereoscopic analysis on the city's land and housing developing and evolving law in the process of the development of land and house prices, providing policy basis for planning of government as well as the real estate developers to conduct decision-making and consumer of purchasing houses to take the effect of analytical methods and tools.The conclusion of the paper is that the land and housing prices in Hangzhou are showing the trend of rising all the time during 2003 and July 2008, and the land and house prices in different areas just follow the common law, and the prices of Westlake area is still rising in the highest. However, with large areas of strategic planning, land and housing price in the three pier districts of Hangzhou Qianjiang new city proper, cultural tradition area and west part are rising rapidly. The block price difference between Qianjiang new city and the old city area is narrowing down. The land and housing prices in Binjiang new city area and the new Xiasha sub-cities are rising obviously, which anyhow increase obviously less than other areas. The paper also gets the conclusion that the housing prices in Zhaohui block, traditional cultural area and Qiangjiang new city is increasing more rapidly than their land price. The housing price accounts for high proportion of profit.
