| Logistics park is the product of social-economic and logistics industry cluster development and plays an important role in reducing social logistics costs and enhancing the competitiveness of the nation. In recent years, with the support and guidance of social development and relevant national policies, logistics park’s planning and construction have a great development. But at the same time, the phenomenon of land extensive use is widely exiting among logistics parks, many places don’t consider the logistics demands, planning and construction logistics park in a blind way, leading to "open without construction " and other idle land phenomenon are widely existing. Currently, the contradiction between land supply and land demand are becoming increasingly acute in China’s urban. Logistics park’s land resources idle not only has a negative economic benefits, but also a waste of valuable land resources. Therefore, it is necessary to evaluate land intensive utilization of logistics parks, thus find the key factors which constrain the level’s improve of logistics park land intensive use, to find the direction of the logistics park land use in the future.Firstly, this paper sorts the logistics park at home and abroad intensive land utility and gives a brief evaluation, defines connotation of logistics park, analyzes logistics park land utility characteristics and impact factors, builds intensive land utility evaluation index system of logistics parks based on intensive land utility zone indicators, combines logistics park land utility features. Secondly uses analytic hierarchy process and entropy methods to calculate the weight of each evaluation index weight. Then calculates the level of intensive utility of land of Cuntan logistics park by TOPSIS method, determines the key factors impact of land use level logistics park by calculating the weight of index. Lastly calculates the distance between Cuntan logistics park and the ideal level, analysis the reasons for the differences, proposes suggestions according to the Cuntan logistics park land utility level.In this paper, the main innovation definitions of the logistics park land intensive utility of connotation from the view of economic, social and environmental point. builds the evaluation system for the logistics park land intensive utility combines with the characteristics of logistics parks. use analysis use analytic hierarchy process and entropy law to determine the evaluation index weight in a comprehensive way. Other aspect of innovation is utility TOPSIS method to evaluation logistics park land utility so that it can make evaluate more accurate and objective and better applied to evaluate the logistics park land intensive utility. |
