Since the reform and opening up, China has made great achievements in the housing market. Whether it is the absolute quantity supplied market, or per capita living space, the living-standard of housing-market has greatly improved. However, in the real estate industry is developing at a high speed, the market is also gradually exposed part of the problem, Which is the most obvious in recent years China’s housing price continues to rise, "housing difficult" has become the most important problem faced by ordinary family. Notable is, in recent years, our government has promulgated relevant policies and regulations on housing-price adjustment but rarely affect. In this context, the study of the internal market housing classification, analysis of different types of housing impact on the price mechanism, explore whether the housing price in China is "structural rise" has important significance.After the housing market divide into three categories, affordable housing, ordinary commodity housing and high-grade commercial housing, through micro-economics of supply and demand theory and dynamic analysis can be found that part of the reason of rising prices can be attributed to the shortage of affordable housing supply. Thus providing a reasonable amount of affordable housing, adjust the market supply structure can effectively alleviate the low-income groups in the affordable housing market demand, thereby reducing the embarrassing phenomenon commodity residential market for less than seeking, so that different types of housing market demand to return to equilibrium, thus breaking the long-continued bullish expectations so that the high-price gradually cooling down.Pulse effect diagram of the process of empirical testing shows that different types of housing supply is different to the effect of the impact of house prices, where market supply of affordable housing and housing prices remain negative correlation. When the market increase in the supply of affordable housing, will produce very important influence to the high housing prices, and this effect can last for a long time. While the supply of ordinary commercial housing and high-end residential increases will keep the expectation of rising prices be maintained in a certain period of time, then prices rise.Even more serious is due to the phenomenon of capital profit, real estate developers will increase the supply of commodity type, compression affordable housing market construction so that prices fall into the vicious spiral rising.Because the proportion of affordable housing supply can effectively alleviate housing prices increase, however, compared with Hong Kong, the USA Singapore and other countries of the housing market can be found that China’s real estate market exists a certain gap between these areas whether from legal constraints or construction of affordable housing. At the same time China’s affordable housing market also exist some problems, such as the remote location, insufficient financial support and "rent-seeking" phenomenon causes problems such as the imbalance of supply and demand. To solve these problems, our country can improve the legal system of supervision, increase investment channels and improve the affordable housing construction land etc to improve the housing market in affordable housing and other affordable housing supply ratio and then through the benign chain reaction of the housing market to alleviate the rising prices.
