Property services in the course of three decades of development in mainland China, has been in a stage of rapid development. Concept of enterprise services and business model have been updated, replaced and innovatived. Take an example of a property company in Hangzhou, In seven years of entering the property services industry, it constantly adjusted business strategy, in order to meet the needs of owners and the normal corporate profitability point. Based on the background of the "new-style urbanization" that proposed on the Eighth National People’s Congress. It is bound to cause some impact on the property services industry in Hangzhou. We analyze that the "new-style urbanization" of how to change the consumer groups of property services and property management, and force enterprises to make the necessary management adjustments according to the changes of "new-style urbanization". Through the research of a property company in Hangzhou, we believe that property companies should focus on the organization, performance evaluation, human resources and business model, and as far as possible to adapt to the "new style urbanization" development.Further analysis revealed that the adjustment of property services companies and the "new-style urbanization" of construction are complementary. Only the property companies can adapt to the opportunities and challenges coming from the "new-style urbanization", they will embark on a path of sustainable development. Similarly, only can the "new-style urbanization" guide the healthy development of the property services, its outcome will be more obvious. But in the long term, how can the property services borrow the opportunities of the "new-style urbanization", and survive among the front-end of property services through the market mechanism? We are confident that the property industry is about to end with the "high-quantity, low-quality" chaos. This had caused us to think about that how the property services companies can better serve the community in this "new-style urbanization" background.This paper investigates the management mechanisms and business models of a property service company in Hangzhou,and analyze many factors between the " new-style urbanization " and property services companies.We believe that under the background of " new-style urbanization ", property companies need to adjust their business models and Innovative human resources management.
