The spatial and temporal differentiation of housing prices reflects the spatial disparity profoundly in the urban areas allocation of resources which is an important perspective for understanding the residential space and its structure evolution.Since the reform of China's housing commodification system,the rapid development of the real estate market has played a good leading role in urban development and human settlements improvement.On the other hand,the rapid rise in housing prices has also triggered a series of new problems and features in urban residential space.Taking the Tianjin downtown area as a research case,the second-hand housing data in 2011 and 2017 were used as the research basis.Through ESDA's exploratory spatial analysis,this study explores the spatial differentiation characteristics and evolution process of housing prices in Tianjin,which find out its housing prices are generally centered on the He-Ping area and combined with “circle & sector & axial extension”spatial structure that radiates around.Based on GWR regression analysis,the spatial and temporal evolution characteristics of the factors affecting housing price and space differentiation are explored.The research shows that the impact of central location,subway travel,and landscape scarcity on housing prices in space has strong regional differences.Between housing prices and influencing factors,the changes over time shows a strong spatial instability.Comfort level,school district attributes,cultural atmosphere,and central location that can reflect the income level,lifestyle,and cultural taste of the residential community which have become more prominent in the promotion of house prices.At the same time,educational resources,traffic conditions,and thehousing supply structure etc.are unevenly distributed.Based on the above research,the residential spatial structure model based on housing prices and the residential space structure model based on residential housing are summarized: the predominant structure of the suburban residential space multi-cluster distribution pattern has been formed,but the multi-centered urban pattern has not been formed yet;the spatial disparities in the social space direct prominently,and there is still residential isolation obviously;public service facilities have a certain adjustment effect on the living space,but the distribution is still out of balance.Studying the characteristics of housing prices spatial differentiation,influencing factors,and the evolution of living space structure have positive implications for optimizing the allocation of housing space resources,alleviating the polarization of social space,and guiding cities to “smart growth”.
