Selection and application the method of real estate appraisal is the way to assessment the accurate value of real estate, market comparison method is the most used in current practice.《The real estate appraisal standard regulation》also point that in the condition market it must be used to evaluate the price of real estate. But the market comparison method in practice has problems of instance selection of randomness, the subjectivity adjustment of condition of real estate and arbitrariness of evaluation results to determine.The use of the not objective value of the real estate will interfere the normal operation of the whole real estate appraisal market, adverse the standardization and development of the real estate appraisal market. So, how to use scientific and effective market comparison method to carry on the real estate appraisal is a topic worth studying.This paper consists of four parts. The first is the study of relevant literature and theory, this part summarizes the domestic and foreign research status and achievements of the studies on the real estate appraisal, and the real estate appraisal of thesis writing involves the theory expounded. The second is the application of traditional marketing methods and the application has carried on the detailed analysis and puts forward the main problems existing in the application of traditional marketing. randomness of instance selection, subjectivity adjustment of conditions of real estate, randomness to determine the evaluation results. The third is the theory of fuzzy mathematics and related application in the real estate appraisal applicability was analyzed, and the real estate appraisal model based on fuzzy mathematics is established. In this paper, by using the fuzzy mathematical model to identify comparable instances, to improve the feasibility of comparable instance selection and credibility; Using fast decreasing weighted model to estimate the determination of the results, improve the accuracy of the real estate appraisal results.The forth is improved through examples marketing effect in the real estate appraisal instance, and the improved marketing operation in Execl demonstrated, and the defects in the practical application of model is analyzed and the development of real estate appraisal is discussed.
