At the time, F Real Estate Company was booming from a development of Zhu Zhou City real estate industry. Because of national macro-control policy and the addition of competitor, F Real Estate Company is confronted huge development pressure. Marketing is regarded as the real estate Operation Lifeline, so F Real Estate Company attempts by optimizing the marketing strategy to maintain the momentum of development of enterprises. Based on analyzing the internal and external environment, this article found that the company’s advantages and opportunities outweigh its threats and weakness. And this text pointed out the company should take SO strategy.Product, price, sales channels and sales model are the four factor which influence real estate product sales. So this article gives marketing strategy optimization suggestions from the above four aspects. In the purchase of real estate, Consumers pay attention to the product itself, also focus on residential environment, property management service quality and post sales service, so F Real Estate Company should jump out of the original product concept frame, and pay attention to the real estate product facilities and school district landscape, then obtain the product advantage through product differentiation. Secondly, based on the comprehensive consideration of cost and pricing objectives, positioningthe price of product in the high-end level. Combined with the F company needs to improve the visibility of the enterprise target, the company should adopt an indirect way of marking products. In terms of promotion,F Company should be based on the advertising and public relations, and taking into account the personnel promotion and marketing. Marketing strategy is to adapt to the environment to make the temporary adjustment of F Company. Enterprise internal and external environment are changing,so power marketing strategy should change in order to receive the desired effects. Therefore, enterprises should respect the market marketing strategy of dynamic character, and makes corresponding adjustment with the changes of environmental. Only implementedthe strategy into practice,a practical significance and value it has. Market marketing optimization strategy cannot do without personnel and funds. In order to ensure the implementation of the strategy, the company should pay attention to the construction of incentive mechanism of staff training and staff. At the same time, companies need to increase marking investment. Finally, to strengthen the communication between departments, to enhance the management level of intermediaries is also an essential part of the implementation of the optimization strategy.
