The real estate industry plays a vital role in the development of our national economy.However,in recent years,many worrying problems have emerged in the real estate industry,such as serious speculation in real estate and an increase in the vacancy rate of buildings.This has seriously hindered the sustainable development of the real estate industry.With the increase of national regulation on the real estate industry,real estate companies are facing new challenges and investment risks of real estate projects are increasing.In order to effectively improve the company real estate project investment risk management and control,real estate companies need to establish internal real estate project investment risk assessment model risk assessment.This paper mainly uses literature analysis,on-the-spot investigation and case study method to study the risk assessment of real estate project investment.In the research process,the paper first introduces the basic concepts involved in the risk assessment of real estate projects,and makes a clear review and summary of the relevant theory of project risk assessment.Secondly,the impact factors of real estate project investment risk are identified.By using the method of literature analysis,the index of risk assessment of real estate investment is statistically,sifting and sorting out.Delphi method is used to improve and optimize the index system,and scientific evaluation index system is established.In the end,the paper combines the analytic hierarchy process and fuzzy comprehensive evaluation method to establish a real estate project investment risk assessment model.Taking the DC real estate project as an example,the investment risk of the real estate project is evaluated by using the established evaluation model.The paper draws the following conclusions: First,the real estate project investment risk assessment index mainly includes policy risk,financial risk,construction risk and business management risk four first-class indicators,Through subdividing it can be divided into 18 secondary indicators,such as land policy risk,tax policy risk,etc.The other is to use the combination of analytic hierarchy process and fuzzy comprehensive evaluation method to evaluate the risk of real estate project investment,It not only makes use of the advantages of fuzzy comprehensive evaluation method,but also combines the advantages of the analytic hierarchy process,which makes the evaluation model more scientific and reasonable,but also can deal with the difficult problem.Thirdly,through the assessment model,the investment risk of DC real estate projects is evaluated and analyzed,and the objective evaluation results are obtained,which can provide reasonable decision reference for real estate companies.
