As China’s existing economic situation is complex and the policy of real estate ischangeable, besides the real estate industry of China rises less than30years, lacking inhistorical data and mature experience, there is no thorough and perfect research andperfect research and application of the real estate development investment risk,meanwhile, the existing research methods of risk assessment are mainly focusing onqualitative analysis and subjective experience decision, as well as the relatively lessuse of quantitative method. Furthermore, the analysis and research on the valididentification and solutions of development investment risk still requires furthering.According to the whole life cycle of real estate development, the paper divides thereal estate development investment risk into five stages, including investmentdecision-making stage, early preparation stage, construction stage, rent&sale stageand after-sale service stage. And focusing on the five stages, the paper systematicallyanalyzes all the probable risk factors in real estate investment, and based on thedynamic change analysis principle of risks, the paper makes effective analysis on risksduring the whole process at a certain stage of the real estate investment and effectivelyidentifies the key risk factors by using expert evaluation and other related theories.Accordingly, the risk evaluation index system is established, thereby using themultilevel dynamic integrated obscure comprehensive assessment method to evaluatethe investment risk effectively. Besides, it does analysis of the practical cases andverifies the effectiveness of the risk evaluation method. Finally, on the basis of thecomprehensive evaluation result of the integrated dynamic investment risk in the realestate, it provides the reasonable risk response methods and specific risk responsemeasures for the Chinese real estate development projects investors.
