This sentence classic words for pointing out the direction for the development of China’s current real estate enterprises, the real estate development enterprise only by changing the management mode, improve the management efficiency, continue to benefit from the management, take the fine cost management can win the development opportunities, to ensure its own advantage. The development of the situation in the real estate market around we can see the development of the real estate enterprises be just unfolding, throughout the real estate market bubble surge. China began to introduce a number of regulatory policy since 2010, the development of the real estate market has played a certain role constraints, foreign real estate enterprises strong attack also makes the risk of development of China’s mainland real estate market presents increasing trend. In the fierce competitive environment, the real estate enterprises to achieve business objectives is a big problem. Real estate enterprises in the serious study of judgment, calm in the face of external market environment under the premise, should also actively improving the internal management of enterprises, especially to do the enterprise project cost management, and continuously reduce costs, improve management efficiency.In this paper, the application of the real estate project cost control theory and method, based on summarizing the previous real estate project cost management experience, in Longgang garden project as an example, on the real estate project cost management are studied. In order to make the analysis more practical, the paper has carried on the analysis to the Longgang to spend the questions existed in project cost control, points out the countermeasures. The paper build a complete effective strategies and control points of the cost management process, highlights the practical operating characteristics of real estate project cost control, to establish the management mode of cost control of the whole process, in order to make the strategy more has timeliness, the author gradually based optimization of cost control system, system, process, continue to optimize the design, in the procurement management, construction, completion and acceptance of the cost control of key links are suggested, strengthen the active management level, the realization of active management cost, thus contributing to the full implementation of cost management objectives. This paper targeted advice and suggestions can help real estate enterprises to achieve the effective control of the key links of cost management of real estate development, do a good job of cost control to provide a reference for the domestic real estate development enterprises, the modern real and help enterprises to construct complete long enterprise cost control system, for the domestic real estate development enterprises further perfecting the measures of cost management, improve cost control ability and level, is of theoretical significance and practical value.
