Since the reform and opening up 40 years ago,China's rapid economic development,real estate shine,for China's economic development provides an indispensable power.At the same time,with the unprecedented increase of people's income level,the demand for housing is also changing,and the living environment is becoming more and more demanding.The housing problem has developed into a livelihood issue.However,China's real estate is from the beginning of the profiteering era into the era of small profits,real estate development from extensive to refined management mode.In this context,the project cost control of real estate enterprises has become a hot topic in the academic circle.This article first elaborated the real estate enterprise cost control in the domestic and foreign development survey,then applied the real estate cost control correlation theory as the research foundation of this article.Based on the analysis of the cost planning system,target cost control system,contract planning control system,recruitment management control system and dynamic cost control system of mainstream real estate enterprises,the comprehensive index system of project cost control of real estate enterprises is constructed.The index system includes five first-level indicators: cost planning,target cost control,contract planning control,acquisition planning control and dynamic cost control,and 17 corresponding second-level indicators.Finally,taking the SM project of SZ real estate company as an example,the management and operation mode of SM project cost control is constructed.Based on this,the countermeasures of SM project cost control are proposed and the results of this system operation are analyzed.The research shows that: 1)the cost control of real estate enterprises is the key to the long-term development of enterprises.As a hong kong-invested enterprise entering the third-tier cities in mainland China,its cost was once uncontrollable due to its lack of attention to cost control,imperfect cost control system and a series of non-standard management in the project implementation process.2)by analyzing and studying the cost control system of mature benchmark enterprises,this paper puts forward a set of comprehensive cost control index system suitable for the current situation.3)real estate development company in SZ SM building cost control management operation mode of the project,and according to the above index system of this paper expounds in detail the model of management operating mode,clearly show the SM project operation process and its characteristics,and have the final project cost savings,and prove that the management system of real estate project cost control is feasible.
