As a kind of non-renewable scarce natural resource,urhan land is the vector of all economic activities.The urban land price as a key part of the operation of urban land market,the existence of urban land prices on the rational allocation of urban land resources play a key role.Analysis and study the dynamic development trend of the urban land and change rules can not only grasp the overall change of land price,but also can more objectively and scientifically evaluate and predict land price. According it,The government can regulate the land market to determine the level of land market change is reasonable.lt helps the government to formulate scientific land management policies and land-transfer scheme to prevent land speculation,guide the market tend to standardize and promote more efficient urban land allocation of resources at the same time.This paper taking the city of Fuqing as an example.Since the characteristic that the market trade information was lack and the price was untruth when Fuqing’s land market was not growth, this article adopts the land base price as the data resource collects the statisticalata of Fuqing on the national economy, land market and such information. By comparing the results of land base prices of Fuqing(2000,2004,2007,2011), and using ARCGIS,SPSS,DPS softwares to analyze spatial variations and comprehensively analyzing the driving force factors on the land price.The results show that the rise in Fuqing city land reserve with the passage of time, the less space at the center of the city fringe area. And spatial pattern is also changing. From group centre limited to extend to the old part of the western new city, the center range in slowly. The driving force factors are the regional economic environment, urbanization, land scarcity, and so on. The result of the study has guiding significances in formulating land of control policy and macro adjustment of land market. Based on land base prices of urbanland spatio-temporal evolution in Fuqing, the paper elicits the basic prices of urbanland spatial variation characteristics and timing dynamic change regulation, and then analysis the variations. The result of the study has guiding significances in formulating land of control policy and macro adjustment of land market.
