As the improving degree of the urban land marketization, the urban land price has drawing increasing attention. Influence factors of the price of land are numerous and can be divided into four major sections from Demand-Supply that are:population, economy, location, government action (land system, land plan).In this paper, the author researched the influence factors about land price respectively from commercial, residential and industrial as analysis the mechanical factors of the urban land price change. Through comparing and analyzing the assessing achievement of 2001 and 2009 the base land price in the urban area of Fengshun county, used the software such as MAPGIS, ARCGIS, SUPERMAPGIS, etc. to analyze the distribution characteristic and spatial-temporal changes characteristic of urban land price in Fengshun county and then studied its change and driving mechanism.According to the actual conditions of Fengshun county, the author dealed with the social economic development statistics date of over these ten years of 2000-2009 of Fengshun county in terms of statistics and then picked out 20 index which are GDP, the proportion of Secondary and Tertiary industry in GDP, Investment in the fixed assets, Total volume of retail sales of the social consumer goods, Non-agricultural population, Area of per capita road, Land policy system and so on from the numerous influence factors. Then first used the SPSS statistic software to carry on the principal component analysis for finding out the main driving factors of urban land price change. Then used the DPS statistical software to do the gray correlation for analyzing the correlation between the land prices and its driving factors for sorting out the factors influences power on land price of commercial, residential, industrial respectively. Finally extract the main factors through regression analysis and analyzed the impact direction of these factors on the three kind of land price changes.The result of this research shows:driving factors of the Urban land price changes although are slightly different as land use different in Fengshun, the economic growth, non-agricultural population increase, improvement of terms of traffic and system of policy influence the land price changes together. Among them, the economic growth, the per capita disposable income and the traffic condition to influence the all kinds of land price positively. Although the population influences the price of land largely, to Fengshun County, it's not very obvious. Because of its unable quantitative analysis, the impact of policy and system on land price has possible underestimated in land price change driving mechanism research.
