Urban benchmark land price is the initial price of urban land,living in the heart of our city land price system.Therefore,to timely study the Spatial distribution and spatial variation characteristics and driving force of Urban housing land benchmark land price has certain theoretical significance to perfect the system of the urban land research,at the same time,has important practical significance for the development and regulation of city land market and the real estate market,the government's macroeconomic regulation and control,the rational investment of real estate developers.Ezhou is an important city of "Wuhan city circle" and "the Yangtze river economic belt".At the same time,the urban of Ezhou is an important component of "Wu-E-Huang-Huang"Metropolitan Interlocking Region,Its unique location makes it occupies a continuous center in the "Wu-E-Huang-Huang "Metropolitan Interlocking Region,becoming a link to connect to other regions.In this paper,the research object is Ezhou City,Relying on the three benchmark premium updated data since 2001,study the Spatial distribution,spatial changes and driving force of the benchmark price of the residential Land of Ezhou City.The benchmark land price of Ezhou city is currently used for the 2013 updated results,the results have adopted the traditional method "first classification,later evaluation".In this method,the land grade and standard land price based on different data,so that the final result with a certain degree of subjectivity.And the Kriging spatial interpolation method based on the same basic data,to achieve the level of division of land and the reference premium calculations by spatial interpolation,the results more objective.So that,In this paper,Firstly,relying on the residential land benchmark premium updated sample data of Ezhou City in 2013,using the Kriging interpolation method to conduct a land division level and standard land price estimates.Compare the calculation results with the 2013 updated results,the results of the two methods is not income gaps.Thus explain the current benchmark price reasonable standard reflects Ezhou city residential standard land price level.On this basis,combining with the former two benchmark premium data,relying on the ArcGIS software platform,analysis of the spatial distribution characteristics of benchmark land price of the residential land of Ezhou City in different stages since 2001.At the same time,study the Spatial variation of benchmark land price of residential land For 2002-2008 and for 2008-2013 using ArcGIS spatial visualization technology,through the three-dimensional display.The results show that:from 2002 to 2008,land prices as a whole showed a rising trend,but gains little;from 2008 to 2013,land prices rise significantly increased,and the overall trend is the growth rate gradually reduced from the center to the periphery.The use of ArcGIS spatial visualization technology,across the bound of the land level line,to make a comparison to the benchmark land which is in the same space dimensions,but under different time dimension,makes the benchmark land price change range to quantify reflect,three-dimensional display,it is a further extension of previous study.In the driving force research,this paper principal component analysis system dynamics theory of internal driving force during the study period Ezhou city residential land spatial variation of benchmark land were studied.At the same time,Regional gravity study in Wuhan,Huangshi,Huanggang,Xianning City of Ezhou four benchmark premiums residential land use gravity model.The results show that;influence the spatial variation of benchmark land residential land Ezhou City of internal driving force,can be divided into socio-economic subsystem,Population Subsystem?Infrastructure subsystem?Industry Structure Subsystem.While in the outer region,the regional gravity of Huanggang City is strongest,Huangshi City is followed by,Wuhan behind Huangshi,Xianning weakest.In this section,this paper considers the internal driving force,try to analyze the external gravitational region,further expand the research ideas of benchmark land price factors,factors also contributed to the benchmark premium research system more perfect.
