The Research On Industrialization Construction Theory Of The Affordable Housing Of CSI System

To realize the goal that everyone has a house to live and promote the healthy development of the real estate market, the government is making efforts to promote the construction of affordable housing with large scale, which is promoted to unprecedented heights by "the12th Five-Year Plan". However there are many issues in traditional way, such as slow process, poor quality, weak management, besides the construction target is difficult to be achieved. As the inexorable trend of China’s housing market, housing industrialization is to promote the upgrading of industrial structure, improve the comprehensive value of residential construction and achieve the durative development of housing. The large-scale construction of affordable housing is an important opportunity for development of booming housing industrialization.The large-scale affordable housing is the carrier of residential industrialization, conversely, industrialization provides technical support to realize the rapid bulk supply of affordable housing. As a new building system of residential industrialization, CSI system is more advantageous to realize industrialization of affordable housing, which separating S and I and producing standardized components. Based on this objective, the thesis proposes industrialization construction theory of the affordable housing of CSI system, with research on connotation of system, systematic design, integrated component and scientific management, etc. It is expected to provide practical, reliable and important suggestions on promoting housing industrialization and affordable housing in China.At first, the thesis focuses on the relationships among affordable housing, housing industrialization and CSI housing system. It expounds that the affordable housing of CSI is developing opportunity of housing industrialization in China. And the paper s deals with the concept, comprehension and characteristics of basic CSI theory, and lists the practice project of CSI. Secondly, it researches Skeleton, Infill, separate of S and I and main integration technology respectively mainly from Design System of CSI affordable housing, which provides design foundation of Industrialization construction of CSI affordable housing. Thirdly, the thesis studies the integrated component of CSI affordable housing, and discuss component system, component performance and interface design principles, which offered the valuable reference for the development of industrial products. At last, the thesis discusses construction management system of CSI affordable housing, and proposes establishing integrated agile residential enterprise as support system of CSI affordable housing in the case of current low industrialization level. In addition, this article discuss the operation process of enterprises management, establishing BIM network platform as the hub of management.
