A Countermeasure Study On Flavour Town-Type Timeshare Tourism Development In Hainan

With the rapid development of tourism industry and swarms of visitors in Hainan,the construction scale of real estate in Hainan continues to expand.This results in a lot of idle real estate property. Property developers cannot recover the funds.In order to cope with the backlog of the real estate and increase the fund recovery,by learning from the international experience,there puts forward the timeshare tourism.On the other side,during the process of urbanization construction,the demand of Hainan government to develop featured tourism and the need of real estate developer to promote town property sales by using "flavor" and "tourism" feature stimulate the development of flavor-town in Hainan. It is under this background that the timeshare tourism and flavor town are put forward.As the most popular tropical tourist destination,Hainan is one of the areas which has introduced the concept of timeshare tourism earliest.Timeshare tourism has developed considerably in Hainan,so does the development of flavor town.This paper focuses on innovation of future timeshare product development.It aims to establish flavour town-type timeshare tourism model by complementing the advantages and disadvantages of these two tourism models.This paper studies the following three aspects:first,to study the development conditions of timeshare and flavour town tourism and conduct a SWOT analysis. It includes:the development process, state quos, existing problems,and SWOT analysis of timeshare tourism in Hainan;the generating,development,and SWOT analysis of flavour town tourism. The emphasis of this part is the SWOT analysis,figuring out the advantages and disadvantages,which lays the research foundation for establish flavour town-type timeshare tourism model.Second,to establish flavour town-type timeshare tourism products.it includes:concept elaboration,exchange system,operational mechanism,model construction and SWOT analysis.These are the key part of this paper.The research results are:1. to grasp the advantages and disadvantages of timeshare and flavour town tourism,and to establish the concept flavour town-type timeshare tourism with the Hainan tourism characteristics;2.to develop exchange systems and operational mechanisms for flavour town-type timeshare tourism;3. to compare with traditional hotel or real estate timeshare tourism products, and to conduct a SWOT analysis on flavour town-type timeshare tourism products.Through analysis,the advantages of flavour town-type timeshare tourism lie in utilizing area tourism resources,balancing off and peak season demands,and consumption flexibility.The disadvantages lies in the concept promotion and the construction of government’s function.Last, the development conditions for future flavour town-type timeshare tourism development in Hainan are analyzed in terms of policy environment,tourism industry,Hospitality industry, real estate industry, and technology,talent, and corporate supporting.Flavour town-type timeshare tourism products will be designed. Strategies and suggestions for flavour town-type timeshare tourism development will also be proposed from the perspectives of product marketing, market management, and lawful regulation,and viewing the Boao flavour town as an case to develop Boao flavour town-type timeshare tourism products.
