A Study On Formation Of Rural Homestead’s Willing Price And Its Influential Factors

With the rapid development of our country’s economy and the speed up of theprocess of urbanization, the demand of land used for urban construction increasing, theprotection work face challenges. Zhejiang province as one province of more people thanland, faced with a large number of agricultural land into non-agricultural land, thehomestead as a part of rural construction land, become the effective ways to protectarable land, and the main sources of extra-budgetary revenue of local government.There have a large number of special studies of land circulation, but the study ofwilling price is less, and lack of a set of method to assess the homestead willing price.Therefore, this paper combines the method of theoretical analysis and empirical analysisto understand the farmers’ expectations for compensation price, quantitative analysis ofthe factors that influence the homestead intend price. On this basis, establish priceassessment model to analyze farmers land levy willing price influencing factors. Byevaluating the willing price of homestead farmers to understand the interests of farmers.And want to revitalize the farmers’ income, provide theoretical basis for theimprovement of the land compensation standards, procedures and other scholar’sresearch on housing land price. Provide reference and basis for the compensation in theprocess of land levy and the reducing for the issue of land expropriation conflicts.The paper through on-the-spot investigation, get farmers’ first-hand data about thewilling price, according to the research results, using the methods such as literaturereview, questionnaire survey summarizes the influence factors of willing price, andbuild willing price assessment model based on CVM, CE to evaluate farmers’ willingprice. Through SPSS19.0to analysis data, get the factors that affect land levy intend.According to the research results and predecessors’ view, provide policyrecommendations to reduce conflict homestead.
