In recent years,with the continuous development of economy,the rapid increase of people's living standard,residents' car ownership in China continue to increase.With the gradual popularization of cars in the city,many real problems have become increasingly prominent,and gradually serious.Residential areas bear the brunt of the residents of the parking spaces continue to increase demand for parking spaces prices rise,the residents of the residential area parking spaces and the purchase of contradictions intensified.Residential area of the underground parking price is too high,some even higher than the ordinary car price.High prices so that buyers discouraged,resulting in illegal residential parking is common,traffic is very congested,seriously affected the residents of the normal travel and living.The price of parking spaces has such a significant impact,so it is important to make reasonable prices for underground parking spaces in residential areas.This paper analyzes and studies the price of underground parking spaces in residential areas,with a view to providing the basis for the reasonable development of underground parking spaces.The paper is based on the research of scholars at home and abroad,because the price of underground parking spaces in residential areas is a heterogeneous commodity,so the price model can be used to study the price of underground parking spaces in residential areas.Therefore,this paper uses the characteristic price theory to construct the characteristic model of the underground parking space price of the residential area,and then studies the price of the underground parking space in the residential area,analyzes the main factors that affect the price of the underground parking space in the residential area,and finally provides the basis for the reasonable pricing of the underground parking space.This paper constructs the theoretical model of the characteristic price of underground parking spaces in residential area from the perspective of econometrics,and collects 35 real estate samples to verify the feasibility of the characteristic price model,and selects the characteristic variables of 10 residential parking spaces as the model Independent variables.Empirical studies have shown that the impact of each characteristic variable on the price of underground parking spaces in different places is different and the degree of their impact is sorted.Finally,a series of suggestions are put forward in the three aspects of government departments,real estate development enterprises and consumers for the price of underground parking spaces in residential areas.Due to the long history of real estate development,the study of real estate prices in China has been carried out in recent years,and the parking spaces have been developed as a subsidiary part of real estate,so the research on the price of parking spaces is exploratory,and the empirical research data comes from In Harbin,the time span of the sample is not long enough,and the reliability and universality of the research conclusion are still to be tested.
