With the increasing of the aging population, our country is under theunprecedented pressure on the social endowment insurance. A new endowment mode,the housing endowment scheme gradually draws the public’s attention. Here thehousing endowment mainly refers to Housing reverse mortgage loan. It is an effectivesupplementary pension mode that the owner converts the real estate’s economic valueinto cash income and uses it through a particular transaction or arrangement of system.For the research of the housing endowment, it not only helps improve the socialsecurity, real estate, finance, insurance and other related theor ies, but through theanalysis of the problems and obstacles of housing reverse mortgage loan in China,puts forward the relevant countermeasures and lists required facilities as well.This thesis discusses the necessity and feasibility of this model’s implementationin our country through the qualitative analysis and quantitative analysis. Through dataanalysis and comparative analysis, this thesis analyzes the three main products inAmerica and the operation of the housing endowment in other countries. Besides, thisthesis introduces in detail about the operating conditions, payment methods, andanalyzes the four countries of different advantages and disadvantages of thisendowment mode so as to draw lessons from the successful experience. The housingendowment is something new in our country, this thesis analyzes the trials of themode from government agencies, pension institutions, Banks, and insuranceinstitutions, it is concluded that implementation of housing reverse mortgage loan inour country encounter some problems including the lack of the relevant law, propertyrights, market barriers of effective demand and the faultiness of related systemsincluding real estate, finance, insurance and so on. Based on foreign experience andthe actual situation in our country, this thesis puts forward the correspondingcountermeasures and supporting mechanism, as well as the system design.This thesis is based on the encountered difficulties and obstacles in the concretepractice of the housing endowment. With the firsthand material collection, and thelatest data analysis, as well as the lessons drawing from experience both at home and abroad, this thesis raises questions and gives reasonable suggestions and solutions,and emphasizes strengthen the role of each participating institutions, and finallybuilds the practical operation of the mode in China, to make the pattern of the housingreverse mortgage loan one of the effective ways to support the life of the elderly inChina.
