With the development of commodity economy, the real estate industry has gradually become a pillar industry of China, showing important position in our national economic development gradually. At the same time, real estate services showed gradually prosperity and widening, real estate consulting in which can bring laws and regulations, policies, information, technology and other aspects of advisory services to real estate investment developers. The development of Chinese real estate consulting industry is growing rapidly still more slowly compared with other countries. There is extensive management and the relevant law is not perfect and intense competition within the industry and other issues in Chinese real estate consulting industry. The whole industry is not yet mature. Therefore, the real estate consulting company clear the interests of cooperation or competitors in marketing activities and develop a reasonable development strategy can effectively promote the healthy development of the real estate consulting market.This paper combine with the development of real estate consulting market from the perspective of real estate advisory services corporate, analysis and study the relationship of interest between the real estate consulting firm with real estate developers and real estate consulting companies with the prisoner’s dilemma, Nash equilibrium, Cournot equilibrium and Bertrand models as the theoretical basis.First, this paper analysis the current development and problems of the real estate consulting market, and elaborate the structure, classification and development of game theory, and then on analysis the Prisoner’s Dilemma, Nash equilibrium, Cournot model and Bertrand models as game logic model and pointed out that the application of game theory characteristics, lay a theoretical foundation for this article.Secondly, this paper analysis the basic concepts, role, business scope processes of real estate consulting, and the characteristics, main influencing factors of real estate consulting. This paper analysis the real estate consulting market participants, mainly analyzes the interests of real estate consulting firms and real estate developers, for the next game analysis to build foundation of the game model determining the real estate consulting market participants, policy set and a function of returns the game. By building the game model of several groups, such as the real estate consulting firm with game developers on the use of consulting services, the real estate consulting firm improve the competitive between the developers, price competition between the real estate consulting firm, innovative game between real estate companies, and the dynamic game model among real estate companies, this paper analysis competition strategy of the real estate consulting companies with the real estate developers and the other real estate consulting firm in the market.Finally, this paper analysis the reports of real estate consulting firm in Harbin real estate consulting market as example and establish the indicators such as demand, price, service quality, and marketing for the simulation analysis of Harbin real estate consulting market dynamics competition. At last, this paper propose countermeasures and suggestions to promote the development of real estate consulting market combined with the game analysis of real estate consulting market.
