With the development of economy and society, in recent years, the rapid development of China’s real estate market, has gradually become a pillar industry of China’s economy. In the new central government planning, the town is the future for some time to promote the development of China’s most important way, but real estate is the most direct urbanization implementation, so in the next period of time, the real estate development will continue Real estate investment is a systematic project, any part of a problem, it will lead to failure, the failure of the entire project in real estate projects all over the country abound. So in the context of urbanization, the analysis of the real estate investment management research project is very necessary, through the analysis of real estate projects, summed up how to control the risks, real estate investment failed to prevent the damage of our economy.In this paper, Qingdao Vanke town (two) for the study, the risk of the project to study its land, project positioning, financial security, the project site, project construction and other aspects of the real estate investment risk exists at all stages of the scientific judgment and the experience of other projects to explore how to address these risks, and summed up the corresponding countermeasures and suggestions. Enhanced awareness of risk in the investment, is the basis for the development of the real estate business, will help improve the investment management business, good special measures to deal with the situation, the ability to enhance anti-assured, so as to promote sustainable development of China’s real estate market for China’s urbanization contribute to make an impact on China’s real estate economy, social and other aspects.This study is divided into five chapters, as follows:The first chapter is the significance of this issue, the current research, research methods papers, papers and other content innovations are described by the description of the first chapter can understand the main content of this research and study.The second chapter is the theoretical basis of this study relates to the Institute’s research, including project management theory, the real estate project risk management theory, risk research investment methods, etc., through the second chapter of the study, the theoretical foundation for subsequent research papers.The third chapter is the object of this research, the profile of Qingdao Vanke town (two) projects are described, including the construction land, capital, locating people and so on. By the third chapter of the study, to provide data for the risk of subsequent research projects.The fourth chapter of the factors affecting the investment risk may be what to do general analysis, including land for construction risk, liquidity risk, sales risk. Then the risk of Qingdao Vanke town (two) projects by existing diagnostic sensitivity analysis.The fifth is the fourth chapter, according to various risks presented in this chapter strategies to address these risks, so Vanke Group can effectively avoid the risk exists.
