In recent years,with the development of China's market economy and the continuous improvement of the level of urbanization,China's real estate industry has developed rapidly,playing an important role in China's national economy.As we all know,investment risks and returns coexist,and the blindness of real estate investment is mainly rooted in the understanding and control of the investment risks of real estate projects.China's real estate investment projects are facing many uncertain risks,leading more and more enterprises to pay more attention to the risk management and prevention of real estate project investment.Based on this premise,it has become the top priority for real estate enterprises to effectively identify and evaluate the project risks of investment and development and to take reasonable countermeasures.Firstly,this paper collects and sorts out relevant literatures of domestic and foreign scholars on real estate investment risk,and selects BQ real estate development project as an example for investment risk analysis.Based on the risk identification,risk assessment and risk response of logic,based on the real estate project life cycle theory,divides into the BQ real estate development project investment risk investment decision stage,construction stage,construction stage,cast after rental stage four types of risk factors,the stages of real estate development project is to identify and analysis the BQ and the causes of the risk factors.The main risk assessment methods of real estate investment are selected,and the risk assessment methods are used,such as dynamic and static financial indicators,break-even point method,field investigation method and sensitivity analysis.The study found that in the investment decision-making stage,the dynamic and static financial evaluation index of the project was good,and it was financially feasible.The sensitivity analysis method was used to test the sensitivity degree of land cost,construction and installation cost and rental and sales price of the BQ project,and it was concluded that the sensitivity of the sales price of the product was the highest.In the early stage of construction,it is concluded that the financing cost of the project in the early stage is high and the cash flow pressure is great.In the investment and construction stage,the BQ real estate development project's risk value is 0.334 obtained by using the field survey method,which indicates that the risk of BQ real estate development project is relatively low in the investment and construction stage.In the post-investment leasing and sales stage,the break-even point of the project is calculated by using the break-even method,and it is concluded that the break-even point of the project can only be broken even when the project sales volume reaches 76.7%.Finally aiming at the main risk factors in different stages of the project proposed pay close attention to the government policy adjustment,the reasonable choice of the financing structure and increase sources of funding channels,timely completion of the late related investment construction stages of construction preparation,select the appropriate time and build price adjustment mechanism,strengthening the management talent team construction and so on corresponding risk control measures.
