| With the rapid and stable development of reform and economy, people’s living standard has been greatly improved. But compared with the clothes, food and so on, the improvement of the residents’ residential level, especially urban residents’ living standards is relatively slow. Therefore, improve the housing tenants’ living conditions and the urban residents’ living level as soon as possible have become an important task faced by all levels of government. In order to further improve and enhance the residents’ housing conditions, according to the overall planning and housing supply and demand contradictions, Z City Hall put forward the Furong Garden real estate development project.Along with the national and local government regulation of prices is increasingly strict, it is important to control the project cost for the real estate development companies who want to survive and get good development. Therefore, combined the cost of the project management theory with Furong Garden real estate development project reality closely, this paper studied the cost of the control of this project from the following aspects:Firstly, this paper introduced the general situations of Furong Properties Limited and Furong Garden real estate development project briefly and revealed the main problems which exist in the process of the real estate development project cost control in Furong Properties Company Limited. Then, in order to provide data support to the project cost control, quantitatively studied the cost plan of the Furong Garden real estate development project, including project cost estimation, project cost budget and so on. Finally, closely combining the project actual, studied the cost control measures which Furong Garden real estate development project should be adopted in the pre construction, construction stage and after the construction in order to effectively control the project cost and formate the successful experience. This research showed that, the cost control of the real estate development project is an all-round, the whole process of the management activities. Real estate development enterprises should not only pay attention to things in control. They must also pay attention to the control forwards and afterwards, and also emphasize the coordinated management between them. In order to control the project cost within the budget in the premise that does not affect the project quality and planning design, they must adopt practical control measures in project construction ago, the construction phase and the construction after the whole life cycle.This paper has the certain innovation in the content and the method, not only conducive to promoting the level of the project cost management of Furong Properties Company Limited and accumulating successful experience in development projects, but also can provide a scientific basis and guidance for other enterprises in the industry project cost management. |
