Along with the accelerating of urbanization and motorization of our country, there appear chaos in the process of urban form transformation, all kinds of traffic problems and urban land use contradictions increasingly prominent, the city scale disordered expansion, land development and utilization efficiency is low. such as traffic congestion problem. The exploitation and utilization of urban land is closely related to urban rail transit, the development and utilization of urban land is the source of urban rail traffic demand, urban rail transit operation affect the urban land use efficiency, especially city spatial layout and land benefits have significant effects. Therefore, it is necessary to study in order to make the maximum benefits of land of the surrounding urban track traffic.This article obtains from the research of land use benefit, this paper analyzes the research status at home and abroad and summarizes a set of system of urban rail transit sites around the benefit evaluation index system of land, land development and provide necessary reference and guidance for Qingdao. Rail transit construction and land use corridor effect, the rail transit sites around the sustainable utilization of land resources evaluation is to realize the important premise and foundation of regional sustainable development strategy, sustainable development theory is the subject of contemporary land use, it can effectively guarantee maximum benefits of land. Pay attention to the allocation of land sustainable utilization of land, the area of reasonable arrangement, consider long-term effects, considering overall, ultimately achieve natural, economic and social sustainable development of common goals.
