Since China’s reform and opening-up in 1978, the welfare-oriented public housing distribution system came to an end. With the rapid development of real estate industry, the private-enterprise netted a fat profit and grows into Group enterprise and Listed Company. Meanwhile, the demand for senior talents remained extremely high and the competition for senior talent is serious in the headhunting industry.Company W specializes in providing complete Human Resource & Management Consulting Services to real estate companies. It was established in Jan, 2012 with profits at present. In order to provide the real estate companies with better and more efficient service, and strengthen the competence of the enterprises in the market, Company W plans to develop the Executives Recruitment Project(ERP).Firstly this thesis makes strategic analysis on the project using relevant theories of strategic management such as Niche Theory, Five Force Model, SWOT Analysis and Boston Matrix. To speak specifically, this thesis begins with stating the background of real estate industry. And through Boston Matrix and Market Segmentation theory, it gets a conclusion that ERP belongs to Star product, and the target market of ERP is the headhunting service of middle and senior talents for commercial real estate industry. And then based on the information of headhunting industry and senior talents, this thesis uses Porter’s Five Force Model and SWOT Analysis to describe how to establish client or talent pool. At last, it does a research on senior talent recruitment project of real estate industry and finds problems in the aspect of enterprises’ recruitment management. It suggests that the company can use the clients of real estate consulting to promote the market and provide professional recruitment service and some additional services.Through the analysis, the positioning of Company W at its start-up stage is to focus on the commercial real estate and developing businesses in Guangdong with the target clients of private real estate enterprises which have integrity, payment capability, strong demands for middle and senior talents, little sensitiveness to price but high requirement for professionalized service and can bring continuous orders. Company W should also deal well with supply and demand relationship in order to establish headhunting department. That is to say Company W should make the customer built, talent resource, professional consulting and talent service to develop hand in hand, as well as the talent report and the strategic developing trend of consulting management. Meanwhile, the project research of this thesis has a new and important inspiration to the developing direction of other real estate consulting companies.
