Human resource is the one of the most important resources for any real estate enterprise which it pushes them to develop constantly. In contemporary society, there is structural adjustment in the real estate enterprises which they not only toward the development of fine management and process standardization direction, but also some new requirements have been set for human resource management. By using scientific methods to develop real estate enterprise talent recruitment that they could effectively improve the comprehensive ability of enterprises and enhance the core competitiveness of enterprises and realize the enterprise steady sustainable development. As the basic elements for the development of real estate enterprises, key position talents recruitment of real estate project plays an important role in the real estate project human resource management process which it directly affect the realization of real estate project management goal. Experts and scholars of Chinese human resources in the field of competency research and practice through the scientific method to carry out recruitment and they have obtained the certain achievement. However, these results specifically for specific industry is relatively less and it is not the enterprise personnel recruitment through the general recruitment program, furthermore, in line with the actual competency requirements of the problem. Based on these, the recruitment of talent management system based on the competency model in the real estate industry, and it provides some suggestions for the research and exploration. This thesis summaries the definition of competency, the classification of competency and theory of the competency model. In order to analyze the current situation of research on the competency theory, talent recruitment, theory of key positions at domestic and abroad and the basic content. By using literature method, questionnaire method, the quantitative research method, deductive method, layer analysis method, the key posts of ZT Real Estate Company the competency model of project construction. In this thesis, the composition of competency model of key position and ZT Real Estate Company project content include3categories which they are faith, capability, and basic competency. In addition, they are established by10sub categories and10sub categories in the specific competency description details as well. This paper takes the ZT Real Estate Firm as an example to design a improved mode of personnel in key position which it base on theory of competency model about real estate enterprises. At the same time, it also creates a selection of candidates to make a correct choice for recruitment process. In addition, for a evaluation method, implementing the method of combination of qualitative and quantitative, analytic hierarchy process (AHP) to determine the index weight coefficient. In order to make a right decision for fuzzy of index, comprehensive evaluation model is established for evaluation and implement the application example of assessment.
