Along with aging degree deepening in China, the demand of endowment real estate is rising fast, imbalance between supply and demand, becomes the severe challenge for the endowment real estate industry to face. So researching on the market demand of endowment real estate, and further explore the supply system of endowment real estate, will help to alleviate the contradiction between supply and demand, and promote the specialization and industrialization of endowment real estate.Through investigating and analyzing the market demand of endowment real estate,the paper finds that older consumers’ demand for comprehensive retirement community will be more intense, and pension costs they can bear is low; older consumer pay more attention to the pension community facilities and pension service level; they don’t need too big house and prefer lower floor; most older consume pay attention to illicit close space, and they don’t want to share illicit close space with others excpet their spouse.The questionnaire surveys and text analysis identify the 22 general factors which affect the market demand of endowment real estate. The method of principal component analysis extracts four key factors, and the first primary factors affecting the market demand of endowment real estate, is the service level and price of endowment real estate. In addition, the elderly’s endowment concept, way of living and income level,the policy of support and supervision, and the professional investment institutions’ expectations of endowment real estate market, are also the main factors affecting the market demand of endowment real estate.On the basis of the research above, and drawing experience from the developed countries in market supply of endowment real estate, the paper builds the supply system of endowment real estate, including nine subsystems: demand evaluationsystem, policy supply system, fund supply system, production supply system,department product supply system, service supply system, post-evaluation system,supervision system and legal system. Analysis of the operation process of market supply system of endowment real estate, the paper puts forward concrete countermeasures and suggestions, including seting up a special implementation and supervision department, and guiding the main body professional separation in supply system of endowment real estate, and establishing a scientific evaluation mechanism of supply and demand, and promoting the demonstration project construction of endowment real estate, and intensifying policy support and guiding the social public voluntary to participate in the endowment services, and strengthen professional talents training and cooperation bewteen industries.Research results will help to adjust the balance of supply and demand in endowment real estate market, and alleviate the contradiction between supply and demand. Furthermore, the research results can clear the direction of supply system development of endowment real estate, and promote the specialization and industrialization of endowment real estate.
