At present, along with our country socialist market economic system continuously improved, the management of construction project is gradually standardized, but there are still other problems such as "super three" of the cost management. And after a period of time of the overheated real estate, the profitability in the real estate industry has declined. As our country gradually increase the real estate macro-control, the cost management of real estate project becomes the key to a company’s survival and development, especially the cost management of construction phase. Now the characteristics of domestic construction project mainly include: investment itself is large, investment cycle is long, and the investment is one-time. So how to establish a set of scientific and reasonable entire process of project cost management system which is suitable for us to reduce losses and waste, improve the benefit of investment not only has very real significance strong, but also has theoretical value.With development project of the Jinshengda group company which I work as an example,the paper first clarified the importance of cost management control, carried on the earnest analysis to study on the project cost management, analyses assisted methods which were needed by the whole process of project cost management, including the value management, the management of all elements, total risk management methods and so on.And the paper explained the domestic and foreign engineering cost management theory and the current situation of the domestic and international engineering project management, laying the groundwork for the following research.Secondly, through the analysis of the status of the cost management of the development project of real-estate company in Qinhuangdao, the in-depth understanding of various stages of the investment development project, I found problems of Real Estate Company in project cost determination from the decision-making phase of the project, the design and planning stage, construction stage until the project delivery phase of the project cost, etc. I also found the problems existing in the management control, and explored the causes of the problems. Finally, the paper constructed the whole process of project cost management mode of development project of company and studied form the whole life process management the value management methods, the whole risk management aspects, the whole team management approach and methods and total factor integrated management of a study. At last,the paper took the project as example to use the whole process of cost management to control cost and achieve the goal to maximize the company’s profits.
