The good development of villages and towns is conducive to get rid of dual structure in urban and rural areas, to improve implementation of urban and rural development strategy, and to promote the process of urbanization in China. However the current most parts of rural construction is lack of funds, technology and other resources, the development of towns and villages slowly. In the meantime, after years of development, the Real Estate Industry has accumulated abundant experience in development and construction, and have advanced technology and abundant capital strength. However, in recent years, the competition among Real Estate Enterprises is increasingly fierce, the out standers will certainly open up a new market. Guiding the Real Estate Industry to participate in the construction of villages and towns will be able to effectively solve problems of both. Villages and towns provide a new area for Real Estate Enterprises, and promote the further development of the Real Estate Industry. The participation of the Real Estate Industry will bring construction capital, technology and personnel, and promote the improvement of the functions of villages and towns and promote the development of villages and towns.However, because of the limitation of economy, natural conditions and related legal system in rural areas, there are some obstacles of the combination of the current Real Estate Enterprises and villages and towns construction, which is an important factor. The author, therefore, facing these obstacles and considering the objective conditions and macroeconomic policies in the rural area, explores feasible mode of the Real Estate Enterprises participating in the development of villages and towns. From the perspective of the nature of rural land, three modes are described in this as followings: Commercial mode; half-guarantee-and-half-commercial mode and consignation mode of local residents of rural areas. And combined with the actual case, analysis the characteristics of the three modes. Commercial mode is suitable for rural areas of good economy conditions and not far from the center of its town near the village. The defects of this mode, according to the analysis, lack of governmental supervision would lead the result of development surges. Half-guarantee-and-half-commercial mode is suitable for the villages with less population and further from towns. This mode would lead that cultivated fields would be used, Consignation mode is suitable for the villages that the residents there are allowed to build their own houses. Local governments guide the Real Estate companies to take part in constructing the resident’s houses, which is that the Real Estate companies provide the service of design, purchasing construction materials and construction.However, Real Estate Enterprises participating in the construction of villages and towns is not equal to changing the rural construction into Real Estate development, government should play a guiding role to formulate corresponding management measures according to the different development mode of possible problems, especially in the early combination of Real Estate enterprises and the construction of rural, gradually improve related laws and regulations, guide the Real Estate industry into the investment and construction of town, and to strengthen the process control, pay attention to the impact of projects and land use on the environment.
