As the economic growth and the pillar industry of national economy real estate has been developing rapidly in recent years. With the further deepening of the real estate market mechanism, the real estate enterprises will be faced the changes in areas such as policy, market consumption of the main, market supply and demand, the market supporting system etc. The longer the real estate project development cycle lasts the higher the requirements of financing and the greater the risks it has to take. So the possibility of seizing the opportunity to promote sound and rapid development of the project rapidly in changing markets determines the success or failure of real estate projects. Therefore, the real estate project management, schedule management is a vital part of it.This paper selects the schedule managemen of Jiayuan real estate company GuanZhuang construction project as a research object. In view of the status quo of the managing progress of construction projects in China's real estate circle, analyzing the causes of these problems and put forward corresponding countermeasures with the use of project management-related theory.This paper first analyzes the the reasons for long-cycle of project schedule planning from three aspects:uncertainties,the level of management,the protection made to prevent the overall reduction in time. And then take the GuanZhuang construction project as example expand the analysis and study on some of the common problems exist in schedule management of construction project in domestic real estate so as to identify the pre-existing problems in progress of this project management, and the root causes of the problem, trace the reasons and recommend solutions. Integrating quality into the schedule as a constraint optimization on the basis of resource optimization and schedule optimization, and eventually established in the quality and cost constraints of the duration model, reflects the interaction among the three main objectives that is progress, quality and cost. Finally proposes schedule and control system for optimizing measures for this item on the base of above analysis and discussion.
