The entering of the real estate industry into the rural market willincrease rural consumption demand, conducive to improve housingconditions of rural residents, provide a good environment to attractinvestment, and facilitate the modernization of agriculture. Therefore,studies of the real estate industry in new rural areas, have positive andpractical significance in terms of both the economic and socialdevelopment in rural areas in the micro aspects and the sustainabledevelopment of the national economy in the macro level.This paper will mainly address the issues regarding the models ofreal estate development in China under the new construction movementof rural areas.Problems are present in the real estate development in the new ruralareas: system of the rural land property rights is imperfect; rural landresources are used inefficiently; planning of the rural real estatedevelopment is not standardized; the issue of reemployment of farmerswho lost their land; the poor overall image of the rural housing; themarketing behavior is not well regularized; scope of the peasants islagged behind.The real estate development in new rural areas is feasible. First of all,the construction of new socialist rural areas provides historicalopportunities for rural developments. Secondly, the new urban industrialrestructuring in rural areas drives the real estate development. Finally, thehuge market demand of both urban residents and rural residents alsoprovides opportunities for new real estate development in the rural areas.There are various models of real estate development existed in ruralareas of China. The four major models are Land Requisition, Land Lease,Conversion homestead into shares and Land Arrangement. Differentmodels apply to different types of real estate development.Government should take effective policies to promote thedevelopment of the real estate market in new rural areas. Overall consideration, comprehensively reform, positive and orderly foster therural real estate market, as the guidance of the concentrations of landdevelopment, farmers’ inhabitation and the industrial layout, maximizethe capacity of the real estate development in rural areas. The "threeConcentration" means. Establish a urban and rural coordinated system ofsecurity system, create conditions encouraging the new real estatedevelopment in rural areas. Improve the quality of the rural labor force,and enhance farmers’ ability to integrate themselves into urban life.
