Chinese industrial real estate is originated from industrial property.As the traditional residential property step into "the silver age", and the existing industrial parks are extensively managed, real estate agency and local government result in restructuring, seeking new development mode. Chinese industrial real estate market is not mature,It lasts not a long time since it started.And industrial real estate enterprises are mostly transformed from the traditional residential real estate companies or entities and even financial enterprises, the industrial estate profit pattern is not very clear, so the transition is very blind,Problems in the process of development are obvious. While, at present the research on the profits patterns of industrial real estate were rare, and most of zhe researches on industrial real estate is still in the level of concept or investment risk. Therefore, the study of industrial real estate profits pattern of the micro influence mechanism analysis is blank.Firstly, based on the value chain theory,by analysing the current situation of industrial real estate profit pattern,conclude that the domestic and foreign typical industrial real estate enterprise profit pattern can be basically classified into three categories: the combination of property rental and fund management pattern, the combination of land development and supporting development and value-added services pattern, the combination of property rental and equity investment and value-added services pattern.On the basis of the research on the theory of enterprise competence and sustainable development,using the method of literature research, summarizes the factors affecting industrial real estate enterprises profit pattern.Combining the method of case analysis with quantitative analysis and comparative analysis, this paper selected Prologis, CFLD, Zhangjiang Hi-Tech Park as the typical case,analyse influence factors acting mechanism of profit pattern.Analysis conclude that each kind of profit model has a corresponding key success factors as support, and internal factors play a decisive role. Through the contrast analysis, found that these three kinds of profit pattern is also has some problems and defects.Enterprises need to combine their own conditions to improve the enterprise personnel structure and build the core competence of human resources, and actively seek financing innovation and management innovation, so can they maintain sustained competitive advantage in the fierce market competition.
