| With the expansion of urban-scale and upgrading of industrial structure, a lot of old industrial buildings in central urban area, due to losing their production function, are idle even abandoned. To reconstruct these buildings into industrial parks for reusing and protection is becoming common choice. In Western countries, the reconstruction of industrial plant into industrial park started earlier and has entered a mature stage. For our country, the reconstruction has enjoyed rapid development now, and still in the exploratory stage. From a perspective of architecture, domestic and foreign research on the reuse of old industrial building is systematic and comprehensive, which is opposite to those from management perspective.The subjects of the article are the old industrial buildings in urban areas. Reconstruction is a process to make these buildings transform, renewing them in the new historical conditions. The article gives system analysis of management status for the construction of industrial buildings into industrial parks theoretically and practically, trying to find pragmatic and effective management mechanisms and methods of reconstruction.As the birthplace of China’s modern national industry, Nanjing has a lot of old industrial plants in the central city, which are time-honored, high-cultural-value, and various. The transformation of old industrial building into industrial park not only can revitalize the downtown valuable resource, but also can realize organic combination among the environment, cultural preservation, industrial development and other. Obviously, the significance is there for both the future development and the enhance of the urban influence.This article, taking Nanjing as an example, tries to analyze the management of construction for industrial buildings into industrial park from management perspective. Depending on four typical cases and field survey, the paper makes systematical analysis on management function, administrative principal, and management region, focusing on the status of renovation project management and its effectiveness. Considering the correlation study, this article tries to summarize and analyze management situation of the transformation from old industrial building to industrial park, including management features, advantages and problems, etc. Finally, the paper gives some suggestions for the above problems, hoping to provide other regions and cities reference for the management of reconstruction for industrial plant into industrial park.Through the research and analysis, the article finds that the construction of Nanjing old industrial buildings into industrial parks is a complicated systematic project, which involves a wide range, long duration and intertwined problems. Basing on these, the paper suggest that the government strengthen the study and formulation of relevant policies and regulations, strengthen the top management functions design, give full play to the role of market mechanism, and make scientific planning, precise positioning for the construction. At the same time, the ability level of the staff should be improved, and the government should take severe measures to make successful construction. |
