Real estate as a special commodity, it has many features such as long investment cycle, large amount of investment, many influencing factors etc.. In recent years, with the continuous, healthy and stable development of national economy, the real estate industry has also been developing quickly. The real estate industry as a capital intensive industry, has the characteristics of high profit and high risk. These characteristics determine the real estate projects will be inevitably affected by various risks in the development process and the income of real estate project also has a lot of uncertainty. Therefore, in order to reduce or avoid the risk of real estate project, it is necessary to scientific analysis, prediction arid control for the risk of real estate.In order to study the risk management of real estate construction projects, based on systematically sorting out the theory of project risk management. This paper constructs risk management framework based on the logic of the risk identificationâ†' risk analysis and risk assessmentâ†'risk response and risk monitoring, through study on Derun-Qinshui Riverside District Real Estate construction Project. First of all, this paper applies Delphi method to identify the risk existing in the projects; then, based on the identified risk factors, this paper constructs risk evaluation index system for Derun-Qinshui Riverside District Real Estate construction Project,and selects the analytic hierarchy process (AHP) to determine the weight of each index of the risk evaluation index system of the project; then, this paper analyzes and evaluates comprehensive risk of the project by using fuzzy comprehensive evaluation model; finally, this paper puts forward corresponding measures about how to deal with the risk of real estate project.(1)This paper proposes the mentality research framework of Derun-Qinshui Riverside District Real Estate construction Project. On the basis of in-depth understanding of the project risk, the risk of the whole process of the project is identified; On the basis of risk identification, integrated risk of the project are analyzed and evaluated; On the basis of the comprehensive evaluation of the project risk, some measures and Strategies of response and control for project risk are puts forward. The logical analysis framework emphasizes the contact between every link and stage of the project risk management. Study on stage is the basis and foundation of the next stage of the study. Mechanism of risk is a bridge between risk identification, risk analysis and assessment, risk response and monitoring.(2) This paper identifies the risk factors of Derun-Qinshui Riverside District Real Estate construction Project, including 6 key categories of risk factors constructed 22 investment risk elements, through Delphy and the whole process analysis method. Six key risk factors of this paper includes technology risk, economic risk, management risk, force majeure risk, social risk, policy risk. Technical risk, includes four variables factors, economic risk includes four variables factors, management risk includes four variables factors, force majeure risk includes four variables factors, social risk includes three variables factors, policy risk includes three variables factors.(3) This paper analyzes and evaluates the risk of the project through fuzzy comprehensive evaluation model. On base of risk evaluation index system for Derun-Qinshui Riverside District Real Estate construction Project, this paper selects the analytic hierarchy process (AHP) to determine the weight of each index of the risk evaluation index system of the project.And then, this paper analyzes and evaluates comprehensive risk of the project by using fuzzy comprehensive evaluation model. Finally according to the results of risk analysis and evaluation, with the characteristics of the project, this paper puts forward corresponding measures about how to deal with the risk.Based on Research on the Risk Management of Derun-Qinshui Riverside District Real Estate construction Project, this is helpful to improve the level of project management, improve the decision-making risk ability and improve the economic benefits of similar real estate projects.
