Study On The Temporal Changes Feature And Driving Force Of Rural Homestead Using In Peng Shan County

With the adjustment of industrial structure in rural areas, rapid development of industrialization and urbanization,and with a growing number of rural migrant workers or transfer to town, the "hollowing households" and "hollow village" has become relatively common phenomenon in rural areas. With the reduction of the rural population, the rural homestead area is showing the trend of overall decreasing. Unexpectedly, the per capital rural homestead area did not fall but increase, which is a great for idle and waste to scarce rural land resources. Therefore, to analysis the temporal and spatial variation of the rural homestead and its driving forces is helping to clarify the existing stock of rural homestead, the idle condition, change in characteristics and influencing factors for rural land, which is provided with important guiding significance especially to rural settlements’s comprehensive improvement and efficient forthputting.In this paper, PengShan county in Meishan is the study area. By summarizing outstanding research achievements of experts and scholars at home and abroad about the rural residential use, the research is based on looking the integrated use of systems theory, location theory, land market supply and demand theory, land property right theory and the theory of sustainable development to conduce. First, from the present situation of land use in Pengshan, author discusses land on the overall composition, the plight of rural homestead land use and utilization; Secondly, respectively, author studies rural residential land use change characteristics in PengShan from the time and space are two aspects; Moreover, by screening the impact factor index system, author analyzes the driving force Pengshan county rural homestead use change; Finally, author obtains conclusions and inspiration according to study residential land use change features and the driving force.The main conclusions of this study are as follows:(1) Temporal and spatial:In time, PengShan county rural homestead acreage shows a downward trend in general, but the per capital rural homestead acreage did not fall but increase, and the rural homestead land is idle and wasted universally from 2004 to 2013; In space, PengShan county rural regions changing in the magnitude of the homestead use, regional differences and dynamic are strong and significant, and the most prominent regions are Dragon Industrial Zone and city center.(2) Driving forces analysis:The key factors affected Rural homestead use change of PengShan county among 10 years are populations, rural economic development, adjustment of industrial structure and inputs and outputs in agriculture and so on.Implications are as follows:(1)clean up idle and revitalize the stock, use of land intensively and efficiently, and improve efficiency constantly;(2)Strengthening rural development housing land management, planning concentrated settlements appropriately, and promoting the construction of new houses;(3) Improve the management laws of rural homestead, and enforce supervision;(4) Strengthen homestead land management efforts,and Standardize its approval processes.
