| Since China’s reform and opening up, the squatter settlement leaved by the last generation with the development of economy and the expansion of city scale, which is the old city area with the typical character of "dirty, disorderly and poor", has brought the serious negative impact on the normal life of local residents and the healthy development of the city,because of the old architecture, bad management planning, backward infrastructure. Therefore, in order to promote the comprehensive, balanced and sustainable development of urban economy and improve residents’life style and enhance their quality of life in the squatter settlement, the government has been paying much attention to turning squatter settlement into new housing areas day by day, the government all over the country has successively started squatter settlement rebuilding projects. Tianjin is also planning to carry out a new settlement rebuilding work in batch and by stage and modifying the city a total of about 7.8 million square meters of squatter settlement. In the second half of 2013, as the key project of "beautiful" Tianjin largest squatter settlement-Xiyuzhuang settlement rebuilding project has been started, which is generally supported by the squatter settlement residents.Rebuilding of squatter settlements is both long-term and complex, involving multiple links and participating in various interest relations, there is a huge demand of funding, but the funding problem has always been the bottle neck, especially the traditional financing methods cannot meet the demand of its powerful funds.In this paper, the main research content mainly includes four aspects. Firstly, analyze the general theory and the main mode of project financing; Secondly, according to the main contents and characteristics of squatter settlement project, comparatively analyze the operation mode and financing mode of squatter settlement rebuilding projects; Thirdly, explore the decision making and the risk control of financing model on squatter settlement project; Finally, based on the above analysis, the operation mode and financing mode of Tianjin Xiyuzhuang squatter settlement rebuilding projects is illustrated as a case study, come to conclusions and put forward suggestions on successfully rebuilding and financing.The content of this article on the squatter settlement rebuilding project has provided certain reference value to similar engineering construction projects on financing. |
