With the augmentation of the national policy on the real estate industry control power and market competition intensifying, China’s real estate sales prices are gradually tends to be rational. For developers of real estate project, the decline in margins will make real estate project cost control and management is particularly important. Only good control the cost of real estate project developers can get normal profit, can win in the competition in the industry. At present, many real estate companies have realized the importance of the internal cost control, but because of the research in this aspect in China started late, so they require further research and analysis. Qingdao real estate industry after years of development, has become a pillar industry of Qingdao. Affected by macro-control policies, industry competition and the change of industrial structure, the influence of such factors as the Qingdao real estate from previous is not rational, become more mature industry. In this context, this paper with the examples of Qingdao LW real estate projects, through the analysis of the internal cost management research, analysis of LW problems of real estate project cost management and optimization scheme is put forward.Based on the real estate development in every stage of the whole life cycle cost management, on the basis of modern advanced cost management theory, project management status of Guangzhou Hong tai real estate company is described and analyzed. This article mainly from the following seven aspects of Qingdao LW real estate development project is studied:the first part is introduction, mainly introduced in this paper, the research background, research status at home and abroad, research methods and content arrangement; The second part mainly introduces the definition of real estate development projects and related theory, the real estate project cost management content and the specific steps, etc.; The third part is the Qingdao LW overview of real estate development project, including project site selection, construction conditions, supporting facilities, the design scheme, and the project cost management status and influence factors; The fourth part is the Qingdao LW before the construction of real estate development project cost management, mainly from the project decision-making stage, design stage and the bidding phase of project cost management research. Fifth part is the study of the cost management of project construction stage, discusses the definition of the cost control and earned value method; Because the project has not been completed, so the sixth part introduces the Qingdao LW after real estate development project construction cost management idea; The seventh part is conclusion and prospect, and summarized the main research results of this paper, and the future of real estate project cost management.
