With the continuous promotion of industrialization and urbanization process, massive, large-scale real estate development projects have been accelerated into the building. At present, China is at an unprecedented investment boom phase, will faces new development opportunities and fierce challenges. However, there are still high levels of energy consumption, low productivity and inadequate contribution rate of science and technology, and many outstanding issues in the construction and development of real estate. So how to analyze and control life cycle cost of real estate development project becomes urgent to resolve theoretical and practical issues at this stage. Technical economics, cost plan and control, real estate development project management life cycle cost, system engineering and other related theory are applied to study on analysis and control of life cycle cost for real estate development project.Through normative analysis on life cycle cost for real estate development project, from the perspective of the analysis of the relationship between the construction cost and operatation cost, the necessity and significance of real estate development project implements life cycle cost control is demonstrated, and its advantage is also expatiated. Moreover, the connotation, purpose, the main content and basic steps of Life Cycle Cost Analysis (LCCA) are introduced. On the basis of this, the meaning of Cost Breakdown Structure (CBS) of life cycle cost for real estate development project is set forth. Then, four methods about LCCA: Cost-effective method, Fixed efficient method, Fixed costs method and Balancing Analysis are put forward. Finally, main influencing factors of life cycle cost for real estate development project such as discount rate, inflation rate finance, land, houses and other policies are analyzed thoroughly.According to the aforementioned theoretical analysis, specific measures of implementing life cycle cost for real estate development projects at various stages such as the investment decision-making phase, the design phase, the bidding phase, the construction phase, completion of acceptance phase, the operation and maintenance phase are discussed. Then, with the actual situation in China's real estate industry, five suggestions on implementing life cycle cost control for real estate development projects are proposed, which is included of raising awareness, in-depth studying on LCC, strengthening legislation to impose legal LCC, establishing LCC cost management database, founding LCC interests formed union, constructing the technical support system of implementing LCC control. The dissertation also provides some theoretical support and decision-making reference for implementing the analysis and control of life cycle cost for real estate development project.
