External Risk Research Of Wanda Commercial Properties Company

In the first quarter of 2015, China’s GDP growth slowed to 7%, main macroeconomic indicators show some weakness, at the same time the total sales area and sales of commercial housing decline compared to the same period of last year, the area of commercial housing to be sold continued to increase, the speed of real estate development and investment slow down, the growth rate of capital of real estate enterprises decease, the real estate market continue to adjust. Under the pressure of the economic downturn, how to deal with the external risk, is the problem that China’s real estate companies need to address.Whether it is commercial real estate or ordinary residential, the real estate market includes three sides:consumers at the demand side, real estate project developers at the supply side, and financial institutions to provide funding. Among them, here we see the risk from the supply side as the internal risk of the enterprise, while we see the risk from the demand side and the fund supply side as the external risk of the enterprise. This paper focus on the analysis of the external risk of real estate enterprises, respectively from consumers and financial institutions sides. This paper discuss the existent external risk of real estate enterprises, the cause of risk, risk control and its application in practice.This paper takes Dalian Wanda Commercial Real Estate Co., Ltd. as an example, uses the literature research method, SWOT analysis method, marginal analysis, and explore how to reasonably control the external risk in order to improve the ability of company’s risk control. Wanda’s business development and operation is undoubtedly the domestic first-class, and other domestic real estate enterprises cannot compare with it, but this does not mean that it is perfect or impeccable. By the analysis and demonstration of its external risk, the paper sum up the successful experience, draw lessons from the failure, avoid risk, in order to realize the benefit maximization, and provide reference for other real estate enterprises in the same industry.
