With the intensification of the aging population in our country, the relevant problems in economic and social are increasingly highlighted, so the transformation of current pension pattern in China is imminent, but at the same time it brings enormous opportunities and challenges to our country pension real estate industry. Pension real estate project operation is a social public welfare, besides it is a commodity, so the developers pursue benefit maximization. How to balance is a difficult problem for the government and the developers, in this paper we put forward an open cooperation framework of pension real estate project operation, in order to provide a reference for the solution to this problem.Based on the theory and literature of open cooperation and project operation, this article treats Z pension real estate project as the breakthrough point, combines with Chinese pension real estate development today, innovatively comes out that to use open cooperation method in Chinese pension real estate. Then we analyze the feasibility, the main body, the operating mechanism of the open cooperation in pension real estate, and construct three kinds of pension real estate development mode under the framework of open cooperation, which are suitable for current economic in China.In this paper, we collect pension real estate project operation condition of some developed countries; draw lessons from the development experience so that to seek the problems and challenges of pension real estate in our country. we find that the current pension real estate in our country lack of professional management ability, despise pre-planning and post-adjustment. To solve these problems, this paper proposes to build a comprehensive open cooperation pattern, combining with the case illustrates the open cooperation under the framework of pension real estate operating mode, the advantages and disadvantages in the pressure to reduce the developers, quality resources integration of the social pension market, and the sound and rapid development of China’s endowment real estate in the future provide certain guidance.
