After several decades of increasing development,China's real estate industry is gradually to the norm.The development of small and medium scale enterprise will be more and more difficult due to the pressure of financing and cost.Large-scale real estate enterprises are to split the entire market in the near future.The internal management of enterprise is put forward to a very high demand at the same time of expansion.As large-scale real estate enterprises tend to carry out multiple projects which process changes frequently and involve a wide range of knowledge or professionals.Only good internal cooperation can help the enterprise respond to change quickly.As a result,more and more real estate companies are aware of the importance of cooperation between project team and functional department.Good cooperation can coordinate human resources,technology and other resources to ensure progress,cost,quality and many other objectives.It can also promote the normal operation of the project to bring huge economic benefits for the enterprise.But how to measure the relationship between the project team and functional departments is the key to improve the level of cooperation.According to close relationship theory,we use the quality of relationship to measure the merits of the cooperation,and construct six dimensions of the quality evaluation of the cooperative relationship between the project team and the functional departments in large real estate enterprises.We use questionnaire survey and revise evaluation model through data collection and empirical analysis.The result shows that the evaluation indexes of the cooperative relationship between the project team and the functional departments are composed of five dimensions which is slightly different from the close relationship theory,namely,the flexibility of relationship,the frequency of relationship,the intensity of relationship,the fairness of relationship,and the persistence of relationship.At the same time,we use project progress,project cost,project quality and collaborated satisfaction to measure cooperation performance,combined with the characteristics of real estate industry.It is verified that the five dimensions of the cooperative relationship between the project team and the functional departments in large real estate enterprise have a direct impact on the cooperative performance through the multiple regression analysis.Finally,we conclude the result of this study and put some suggestions for the project management practice in large real estate enterprises based on the empirical research.The shortcomings of this research and the research direction are also pointed out.
